EICR prices vary because properties vary. A proper inspection takes time, testing, access, documentation and professional judgement. The cheapest quote is not always the safest or most useful report.

What affects EICR cost?

The size of the property, number of circuits, age of the installation, access, location, parking, commercial use, out-of-hours requirements and reporting standard can all affect price.

A small flat with a modern consumer unit is not the same job as an older house, a large HMO or a mixed-use commercial building.

Why extremely low prices can be a warning sign

A low price does not automatically prove poor workmanship, but it can raise questions if the inspection is too quick, the report lacks detail or the contractor cannot explain the observations.

An EICR is meant to assess safety. If the fee is so low that proper inspection and testing cannot realistically be carried out, the value of the report may be limited.

What should be included?

A professional EICR should identify the property, inspection date, contractor, circuits inspected, limitations, observations, classification codes and overall outcome.

Where possible, filing the record online gives clients and duty holders a clearer way to check the certificate later.
