Electrical compliance checklist

Electrical compliance is easier to manage when the required documents, inspection dates, remedial evidence and contractor details are kept together in a clear property record.

Core electrical records

  • Current Electrical Installation Condition Report.
  • Electrical Installation Certificates for new circuits or replacement consumer units.
  • Minor Electrical Installation Works Certificates for smaller alterations.
  • Remedial work invoices, photographs and completion notes.
  • Contractor details, report references and filing references.

Landlord and agent checks

  • Check whether the EICR is still within date.
  • Review whether the report is satisfactory or unsatisfactory.
  • Confirm that C1, C2 and FI observations have been actioned.
  • Keep evidence of remedial work with the original report.
  • Make sure records are available when tenants, agents or enforcement bodies ask for them.

Ongoing management

  • Set renewal reminders well before the EICR expires.
  • Re-check records when a property changes tenant, agent or owner.
  • Keep a single compliance file for each property.
